Post Credit Crunch property mania continues its strong facination. What started as a wave of home ownership in the 80's, punctuated with price cycles has
now come to a resounding stop through a choking off of mortgage funds.
In 25 years we have been transformed from passive renters to property speculators and share owners. All of which has
been fanned by legislation and cheaper money. The period of cheap money has ended but the underlying demand has not. Investors and owners having dabbled,
just like stock market investors, are still keen to step back into the market when the market bottoms out

There have probably been more millionaires created through property appreciation than any other business activity. What is also true is that

Certain economies have been hit economically harder than others. The US is still experiencing a protracted housing decline, and Western Europe is seeing
a turning point in it's property fortunes. From bankrupt Spanish developers to falling UK markets.

Emerging economies with strong Oil commodity growth have faired better. Brazil, Russia, GCC Arab States.
Some of these countries have
not had the speculative property demand as other countries, and the international property investor has been looking at some of these more recently.

from us outside of these is Tunisia.
Many of our investors rules still apply however, buying the best, that they could abroad. Leveraging their money to buy off plan
property. By putting down an affordable 5-30%, many invested in top developments, that they could not
normally afford. Investing on the basis that location, location, location would result in
a good return, and an easy re-sale. The Palm in Dubai was a case in point. Many made multiples of
their original investment, without even having to invest the entire amount, and re-sold before
completion. Although Middle Eastern surplus Oil revenues are flowing
faster than ever, many of the international investors whom created the demand
are feeling the credit pinch.
We ourselves would expect Dubai prices to moderate. However the Dubai train still has some time still to run.
